
September 13: A state-of-the-art manufacturer serving the aerospace and energy markets has Lebanon in its sights.
Ben Bontrager told Lebanon’s Zoning Appeals Board that the company is interested in building the 50,000-square-foot construction that the city is building in cooperation with Lebanon’s Redevelopment Commission.
Partnering with the city to start ready-made construction for a company that wants to bring its concepts to market quickly.
“This is the right type of tenant we were looking for to make a potential investment in this site,” Bontrager said.
Bontrager declined to offer assurances that he will gain advantages from certain zoning exemptions before he could seriously occupy the site at 1430 W. Ind. 32. It is practically on the other side of Ind. 32 from Lebanon Business Park. It also talks about 4 other sites, he said.
The BZA unanimously approved the exceptions to certain conditions.
The company needs a three-story, 80-foot-tall structure for its production plant. This is higher than what is allowed in a planned advertising and advertising zoning district. The company also uses superior to general external mechanical equipment.
The height of buildings and appliances can be mitigated with careful placement, landscaping of trusses and architectural elements, the BZA decided.
The company also needs to expand construction and services to occupy up to 85% of the land instead of the usual maximum of 75%. The remaining 25% of the land is reserved for a water retention formula and a pond. But the 8. 92 2. 2 hectare lot is part of a larger domain and does not need a pond.
“I think we have a pretty quick response,” Bontrager said after receiving approval. “We hope this is the next exciting announcement this year. “
The agreement and land are components of the LEAP Lebanon Innovation District being developed through the Indiana Economic Development Corporation on the north and west sides of Lebanon.
Large barn
In other cases, the BZA has approved an owner’s request for a variation to build a 2,000-square-foot pole barn. The maximum area for its two-acre rural land would be 1,902 square feet.
